Hi sm1th,

The huge debt loads will require zero or negative rates for a very long time - I hope.

That makes me think there must be "alternative assets" that will hold value.

I've bought into the dividend growth assets idea - I'm way into that now and plan on doing more but,

There needs to be diversity beyond dividend aristocrats/kings (I'm thinking).

That's a very tough nut to crack.

I'm thinking tillable rural farm land will alway be productive as long as the world's population is growing.

We are very lucky to be living in the U.S.A.,where a lot of the worlds fertile productive land lies.

If we go through a financial armageddon, I'm not looking for a return on investment - I'm looking for a store of value.

Being able to have value or fresh cash is the most valuable thing to have when markets melt down.

I'm certainly not telling you I have the answer.

The alternative of greater diversification is a WORTHY SUBJECT TO PONDER.

The other person here at SI that has been persuasive to me is ISO.

I'm fortunate that I live in a rural environment - but as this Bull market advances - I'm taking some cash that otherwise would be reinvested and buying some tillable ag land.

Saw Mark ???? from Oaktree investments being interviewed by Eris Schatzner on Bloomberg. His firm was initially a pioneering alternative investment firm. It currently has 120 billion in alternative investments. So a lot of wealthy people are doing that already.

Rural land can be leased to those who have the ag equipment and it covers its taxes plus some return. I'm going to add some more funds to that idea.

I remember watching a TV show where the guy said, Those black Swan events are never foreseen, but always come from that which is viewed as safe. Internet/semi's in 1980, American real estate in 2008,wouldn't surprise me to see bonds, equities, and levered Central Banks be the next black Swan.

It's a thought for further review.
