Lots of excellent points you make. It is also control at the local level. I stopped doing rentals in 2016 and have been selling much of my real estate the past two years. Had a few nice closings as this pandemic that had been pending so sometimes good to be lucky too. Now looking at fix and flip going forward when get back to work in a month. I want nothing to do with these communists give them any control of my properties and equity I have slowly built over 30 years. I thank God the remaining tenants been with me at least five years are good people with a long tract record. The stories I could tell you about the overall tenant pool and over reach by local government building inspectors code enforcement ect..would shock you. They get around the fourth amendment get access to inside of your older rental properties find all sorts of violations not up to current code by colluding with deadbeat tenants getting evicted and put you through hell. And I don't even live or do business in a red area anymore. Can only imagine what they are doing to landlords behind the scenes lately in blue America.
