Hi Dave,

Its a product of cheap money.

I think it can go on until we see some inflation and rates going up.

Then the mother of all crashes will kill extended real estate holders and bond holders as well.

The excess commercial property is a two sided coin.

More working at home requires less space. More working at work with social distancing requires more space.

I think urban space will suffer.

I think a renewed exodus to the suburbs will prosper.

The luxury fancy names will still want prestigious urban bldgs.

I'm not an urban lover by any means.

I'm a country boy so what the heck do I know? <smile>
