What I like doing for REITs is use Net Operating Income/Cap rate, taking a conservative cap rate (let's say 7% for SPG). That can give you an approximation to the value of the leased property if you were to sell it. Then you can determine by how much the real value of the assets is understated in the books and find a better approximation for the company's assets.
