I think there is/was a proposal to modify the Estate Tax (aka Death Tax) which would destroy the current step up in basis on capital assets (including real estate and stocks). This is a form of Wealth Tax.

In CA, the State has modified/eliminated the transfer of the current property tax basis to siblings on property owned by parents. This new law significantly increases the cost of ownership of the real estate asset.

This was a recent proposition that CA passed in the Nov 3rd election.

I cancelled a real-estate project in CA because of these new taxes and subsequent falling rents. There is a lot of uncertainty (at least for me) to deploy new capital in CA. I suspect other investors are having similar concerns.

Not sure what impact this will have on REITs, but I am looking to deploy that capital into a diversified basket of REITs rather than doing the property specific investment/project.
