Robert with everything going on no discussion on the problems going forward RE in very expensive city centers. My two cents is COVID and the riots change the steepness of the downward trajectory for the rest of our lives IMHO. Look at Detroit post 1950 peak into the future? Look at Vornardo Realty public REIT many partnerships with The Trump Organization still down 50% MOL post 9 months of ZIRP and DOW 31k from trading range 2-3 years ago. Appears to be leveraged about 50% so asset value might be down 25% as valued by Wall Street. Hearing of drops office buildings much more than that have closed.
