I posted this 12/2020 after a quick review of the properties they actually own

CTO also owns 19% of Alpine (PINE) in the PINE IPO (I believe they 1031 exchanged properties for IPO shares). CTO been buying new properties w/ 7.6% cap rates and selling some others w/ lower cap rates 5.4%.

As Paul Sr. mentioned, selling land assets and transition to net-net lease properties.

I do like properties in growth States like FL, AZ and TX among others. Also, some anchor tenants include Aldi's similar to UBP's tenants.
Check out the link of their properties and notice where they are located. High end clients too.

Not too sure about their 2019 deficit as there may/could have charges from some of their land deals (the PINE IPO & 1031 exchange) that they eventually monetized, selling that and receiving REIT shares of a subsidiary company.

My position is small so did not dig deeper than this
I like CTO w/ low Debt/Equity at 0.95, 9.4% div yield (if they continue dividend) and note that these are single triple net leases properties similar to the only REITs Buffet owns. Selling at 30% below BV (BV= $59.53/share).
If you discover more detail why, post your findings. I have to think it may be due to a one time charge but have not verified that.
