The biggest factor is the State and Local income taxes and Property Taxes that are getting ready to go through the roof. If you don't move now you will be stuck. Once everyone figures out that they are going to be tax mules it will be to late. That is why all the smart money has already left. If you think things are going to get better like "if I wait I can sell my house for more" that is what "normalcy bias" is all about. You are suffering from it if you think things will stabilize or get better. The cheap houses in the areas that you may want to consider moving to are disappearing every day, because demand in your area of the country is leaving and moving to areas of the country's that aren't controlled by lefty lunatics'. All you have to do is google uhaul trucks and moving company stats and you will see the outbound traffic. As State/Local and property taxes increase it will become a self-reinforcing feedback loop. Less people mean more and more and more taxes on the people left as people move away. The incoming illegals and other system suckers will only mean more and more and more government "free services" will be demanded which means more taxes. Don't forget politicians are apt to slap a "exit" tax on people as they start the serious exodus. I understand this is isn't a pretty picture, but the sooner you realize this is the new reality the easier it will be for you to make rational decisions.
