Home prices:

Old houses tend to be smaller, nearer the city center, and cost less than new houses.

Rich people have seen their stock portfolio double recently, so they are buying big new houses on 2 acres at the edge of commuting range. And paying cash.

The older smaller houses are being bought by people without stock portfolios. At best, they kept their job and did not get infected during the pandemic. Their wealth has not increased.
