When it comes to Rentable Properties my preference is unfurnished Owned Apartments in more upmarket neighbourhoods where folk want to stay. Very little maintenance in an Apartment ..... painting required now and again, and a hot water geyser which, if it "gives up the ghost", its replacement is usually covered by the block's overall Insurance policy. Houses, IMO, require far too much maintenance when one is renting them out, and tenants can be a pain in the neck when they phone you, at any time, about some "problem".
When it comes to tenants I prefer a professional couple in their late twenties to early thirties with no kids. I scrutinize their Incomes to ensure they have no problem paying the rent.
Such a couple generally decide to move on to a house to start a family, so in that way I don't get stuck with tenants who may have some irritating "foibles".
I own several apartments purchased from stock market gains, and they've provided a healthy, ongoing retirement income ..... I took a leaf out of my stock market mentor's "book" who did exactly that with his own Capital Gains ..... |
