Curious - what's a normal rental yield compared to the purchase price?

For rental income, I suppose you should deduct taxes on rental income and average annual maintenance expense.

I ask because I wonder how much more yield you get by buying and renting out actual residences versus just buying a blue chip REIT like "O".

O yield now is only 4%, but if you add in the capital gain per year it seems pretty attractive as a rental income investment, and you don't need to do any of the work.
