In my situation yield doesn't really come into it ..... I pay virtually the full price for the property with sometimes taking a small bond for a short period to cover a reinvestment in another property because I may have sold one to buy another with a larger rental potential and better location. I try to do that when bond rates are relatively low like they've been recently.

I don't find it a "problem" to look after my own properties. I certainly don't need to pay a 3rd party "property manager" to do it for me. I don't own blocks of apartments. When I need to find a tenant there are several adequate web sites that one can use, or sometimes I'll get several estate agents to look on my behalf and pay them a once-off fee if their client signs the lease.
As I mentioned previously, Apartment maintenance is low. If something needs to be done to it I have competent electricians, plumbers, painters, handymen, etc, on my list that I've always called on and that I know will do a good job
