re real estate. I've learned that being a landlord is not for me. Too many tenant and other problems, even though I have a property manager.

Hello, Paul. There's been a fire on one side of your building. I'm there now with fire dept. Tenant's kid playing with matches.

Hello, Paul. One of your tenants sublet to a student, and that student says he was unfairly treated by the tenant, and he's suing you. Uh, he's a student and he gets free legal representation.

Hello, Paul. One of your tenants is asking for rent forgiveness - he can't pay the rent. Looks like he has terminal cancer and it's just a matter of some months.

Hello, Paul. Looks like there's been a water leak under one of your properties and we'll likely have to jack up the place and put in supporting beams.

etc. etc.

I've kept most of what I initially bought, but I cringe when I consider buying any additional. I'm just not tough enough. Happy though to be in this market where apartments and houses easily find tenants.
