When I learned about REITs several years ago, that is and continues the best way to gain exposure to real estate. I like the many different segments too; industrial, multi family, shopping centers, Malls, specialty 'niche' areas like cold storage and cell towers.

You can immediate gain diversification, dividends are pretty good (when compared to the 10 year Treasury) and no phone calls from tenants that the toilet is clogged.

Also, if you want out, all you need to do is put a sell order in and you can move on.

My Lake property is a hybrid model. It is a Duplex and I rent one side and live in the other side a few months out of the year, then rent that the other months.

REITs provide the investor access to many projects (w/ much less risk) that one would never have the opportunity to do. I also like the REIT preferreds for income.
