I used a quick look at the USD/Rand exchange rate to get an idea about the purchasing power of the rand, which likely has declined much more than for the USD.
You can use the chained 10 year inflation dat to get an idea about how much the purchasing power of the rand has declined since you bough the property. Of course you also get the income from the property.
Looks like you made out OK on your property purchases, not not as much than just the your numbers suggest.
