I don’t know much about Cocoa Beach. I think it may be worth your while to spend some time in Florida. Maybe even a season rental would make sense. Get to know the place. Many people like the Atlantic coast, others are crazy about the newer, neater towns on the West coast. The ocean breeze is nice and refreshing in the summer … that was something I didn’t know - we have northwestern exposure. During the summer, the predominant winds are from the southeast. Don’t worry about the Southern exposure - during summer months the sun is almost straight above us - does not shine inside. But, you get plenty of sun from the East and from the west. Actually, it’s not bad, it’s nice. Also, you’re looking at central Florida, so those things may be different.

Are you sure about your preference for the over 55 communities? We live in a condo where there is at least 1 person over 100 that I know of ( there were some more over the years) - but there are also many young families with kids. Kids are fun. True - some over 55 places have better support systems for very old folks. But I hope not to need them for some more years…. :)
