The purpose of this portfolio is to show how to combine high yield + high dividend growth without the use of CEF's, BDC's or Preferred Stock.

This portfolio has a yield of 3.22% and a dividend growth rate of 10.40%. The Beta in case anyone is interested is 0.79.

This portfolio, on price appreciation alone is up 19.9% year to date. If one adds in the reinvestment of those dividends, this portfolio is ahead of the market.

Personally, it's not price appreciation that has my focus it's the combination of yield + dividend growth. I have reviewed many, many portfolios and none have come close to matching on yield + dividend growth.
