Hmm. Low participation here suggests that this topic is obsolete at this point in the current real estate cycle. Times change, and that's why markets have cycles. When a cycle seems nearest its extremes, that is when to start planning for the move in the opposite direction. We are not quite there yet, or so it seems. VP in AZ
