Good Morning Kirk, I'll plead the fifth. I have partners who own land around Austin. The stories of Californians coming to Austin after selling their 1700 square foot homes for a million plus, and seeing the same money buying 2 to 3 times as much house has created "bidding wars" and has exploded the real estate market in Austin. Samsung, TSMC, and Tesla all building fabs there. HPE moving several thousand families to Houston in 2022/2023. Their new HQ's will be about 3 miles South of my home in the Woodlands. Bob
