Re: Old Folk Portfolio ... Trims and Buys

I'm trying to manage risk via position sizing, dividend growth and sector diversity.

The average size position in this portfolio is $60K and it has a couple of companies well beyond that even though they are good companies. However, I'm trying to equalize the amount of income exposure among the holdings in order to balance against income loss.

With this in mind, ABBV is a $272K sized position and I think it prudent to trim $100K taking it down to $172K, still a good sized position.

In looking at O, it is at $193K and I'd like to trim it back to around $150K, still a good sized position.

I'm looking at two REIT's to add in order to provide some better real estate diversity. Those two are ADC and NTST.

Analysts seem to like them as they provide the following ratings:

ADC .. 29 - 10 - 0
NTST .. 23 - 2 - 0
O .. 31 - 19 - 0

It appears they are an upgrade to O as far as ratings go. Their real estate portfolio carries more higher grade properties as well.

ADC is undervalued by 16% and NTST is undervalued by 10% so they are good value plays at this time.

ADC - Top Tenants

Walmart
Tractor Supply
Dollar General
Best Buy
TJ Maxx
O'Reilly
Kroger
Hobby Lobby
Lowe's
Sherwin-WiIliams

No restaurants or fast food in their top 10 sectors.

NTST - Top Tenants

Walgreens
7-11
Hobby Lobby
Advance Auto Parts
Dollar General
CVS Pharmacy
Lowe's
Walmart
Best Buy
Floor Decor

Again, no restaurants or other Covid affected businesses in their top holdings.

I'm also going to increase the Federal tax free income by adding more to the muni bond funds.

Then it's a matter of building out some of the positions and add a little defense.

CONCLUSIONS:

SOLD ..

ABBV - 620 shares
O - 590 shares

BOUGHT ..

ADC - 611 shares
AFB - 390
ENB - 151
EVN - 422
HTGC - 275
JRO - 513
KTF - 493
MDLZ - 114 (new defensive position)
NTST - 1790
TU - 310
VICI - 500
