Renting out a home can be a lot of headaches though. I was considering it myself but I guess I'm spoiled.
When I was in the military, I rented out houses but my renters were always Air Force. If they were late, one phone call to their first sergeant and I had payment in 30 minutes. When they moved out, the house could pass a white glove inspection.
I hear horror stories about civilian renters. Meth labs, homes left filthy, carpet destroyed, holes in walls, appliances broken etc. Evictions can get complicated.
As for paid off home being rented, isn't it better to carry a mortgage so you can write off the interest and show less taxable profit while benefiting from the erosion of the dollar?
I think of rentals like my land. Use the income to improve it keeping tax reportable profit low but raising the value of the property. I sink my hay, timber etc profit into seed, fertilizer, fencing etc and basically break even each year. I show just enough income to keep the IRS from giving me the fuzzy eyeball.
