$8 M asking price, available for a new estate property build by one owner or for agricultural & horse use -- now for sale

for nearly 200 acres of current agricultural land in production for decades & having deeded water rights

some beautiful arid foothills surround one boundary of this rich agricultural land ...

the downside is 25 to 45 mph wind blows in these valley floors nearly 9 months of the year
as is the consistent experience in the 3 states of WY, MT and ID ...
and absolutely zero current shade trees exist on this specific property as is often the case
on ranching or farming ground without creek or river on / near the specific property

$8 M for 200 acres of prime ag land is the most per acre cost

I have seen since purchasing these types of parcels since 1980's, when
adjusting for value of existing structures on comparative properties...

shown below is where I will be outdoor living / recreating / mountain biking / hiking

at the base of this mountain region in all of July 2022, like I have other summers


... one 5-week period saw at least 35 hail storms attack our tent and vehicle at this 9,800 feet elevation
relatively open terrain with few wind breaks ...
and large diameter fallen trees rested across the primitive road on the exit from our camping location

fyi - I expect to gradually become more & more scarce indoors as April, May, June & July progress
