This is exactly right. I think that the era of falling rates is over and the we are due for a 10 - 20 years of rising rates. Of course it is not going to be a straight line. But we are not going to see rate as low as we have already seen in our lifetime...comes to think of it, maybe this is the reason behind some very long cycles - they exceed the human lifespan so the later generations end up repeating the same mistakes.
