You are confusing terms. The $186 million figure refers to the upfront payments, not the minimum opening bid which is higher. I haven't figured out whether your error means that the $19.35 figure is too high or too low. On the one hand, your error means that the 21.5 multiple is too high, which suggests a lower estimate. On the other hand, the base of the multiplication is not 90 cents, but $2.25, which suggests a higher estimate.
