I think Powell means business, but I don't think it will slow this market down. Too many good looking charts, and imo we are just getting back to the norm. Been a long time coming.

I am past 70 a bit older than you. Interest rates below 5 % have not been the norm for me, I can tell you that. My last mortgage buy was about 7 % as I recall in 2000. Worse prior to that. I took advantage a few years post the 2000 buy and refinanced, did a 5 in 1 Arm. Been a really good deal. I might have to pay off my mortgage next year, I don't owe that much, but if the increase is enuff that is what I will probably do.
I was young with a family, few funds, buying a house post a move in 1980. Remember that and Volcker well. It was tough on young families I can tell you that. People could not afford to move, so about then it became the norm for companies to offer various assistance, for necessary moves.
I will post the big picture as I have it. And note that the big ramp into the 2000 top occurred with interest rates higher than now, awa a rising dollar. Deja vue?

Big Picture. I think the 10 yr is in a 4 up, and will keep climbing. The 3rd wave down was a long doozie. The key area is at 70 basis points, the bottom of the 1 down. It could get touched before the bottom falls out. I have been messing with time cycles a lot lately as you can see. The next big 9 yr time cycle high should occur 2028/2029 time frame just in time for the super crash? Next Shemitah cycle year is 2029.
