Yes exactly... why I am about 50/50 short/cash and *salivating* on ZEB :) waiting waiting :) They are known to decline in extremes and just as well known to come right back nicely with great yield to boot .. no ? at 66 sure .. the 'long term' is more a thing of the past... I could end up like Wayne did and blow up on my bike.. but regardless.. at my age the long term belongs to the kids :) so again NOT in ZEB presently... we will see how much recession fighting Powell does.. more normal rates would not be a bad thing at all leaves so much real firepower in the rate chest .. normal rates do not kill small well run business.. THAT is horse shit.. I come from a small biz... worked pretty well exclusively for small biz... and have largely been my own small biz... retirement excursion at HD is an exception to the rule.. but interestingly since each store is a profit centre.. they act a lot like a small biz in many ways.. we have became a nation of low rate junkies.. and that is just kicking the can down the road...
