Its not unwinnable, and its also not something Zelensky can really end. Putin would demand at least all of the oblasts that he claimed as annexed (even though large areas are not, and to a lesser extent never were, under Russian control), Ukraine's parliament would not ratify any such agreement. (And Zelensky would probably lose the next election). Even if such a treaty could pass (and it could not), it wouldn't be a good idea for Ukraine as anything they give up could be used as a base for further attacks, just as the land seized in 2014 was used in 2022.
