Watching the laggard projects starting and/or slogging it out, hoping to salvage something in high rate environment. Furniture/Appliance sales tell all Long tumbleweed. I may have some 2007 vintage in basement. This guy always insightful with clear picture of what's ahead. Demographics never made sense for explosion of new construction. 80% of my customers are affluent retirees that have downsized or moved into senior communities. 20% younger who recently acquired homes or moved. WS and yield chasing created inventory shortage and inflated prices. No different than GS or JPM warehousing aluminum or parking loaded oil tankers.
