Demographics never made sense for explosion of new construction. 80% of my customers are affluent retirees that have downsized or moved into senior communities. 20% younger who recently acquired homes or moved. WS and yield chasing created inventory shortage and inflated prices. No different than GS or JPM warehousing aluminum or parking loaded oil tankers. This time it was SFH
