One of the thing I like about MAC is positive FCF every Quarter for past 5 years (my Barchart Cash Flow table only goes out 5 years).

I am only adding to my REITs if they generate positive FCF at least for the last few quarters. I have a large basket of REITs and I would say more than 50% generate positive FCF. I suspect the next few quarters is something to watch especially w/ the office REITs.

Stock -4.4% on 1/3 the ADV so decided to add 6.86% div so better than my Treasury Money Market yielding 4.29%.
