There are a lot of new apartments.
And there are a lot of owners who have a hard time making mortgage payments and are converting basements to rental units or are going to rent out at lower prices to help with the mortgage.

It seems pretty obvious to me, but I could be completely wrong, especially when it comes to the obvious ;)
