I have survived multiple 25% declines in my stock portfolio, not happy about it but in the short term its a popularity contest. even Buffet will tell you that Berkshires share price had gone down by 25% multiple times.

I agree but I'm down because I made poor decisions not because of market fluctuations. There's nobody to blame except myself. The example above, whilst it will no doubt come in handy in the future, does not reflect my situation.

Why buy REITs? Why not buy your own real estate instead? Never dipped my toe in real estate and don't really want to just yet, but am interested.

I don't think my problem will come from investing into frauds because I fear making that mistake too much.

I think it'll come from misguidedly buying outright value traps as Elroy has pointed out to me many-a-times. If I don't get it right this year, a big rethink is required.
