In the corrupt judge Engoron's ruling, there was a discussion of the value of Mar-A-Logo. Trump thinks the value is over a billion -- and that would be a valid estimate if one thing didn't exist: a restrictive covenant on the deed that says that the parcel cannot be developed into residential housing. The deed says it must always remain a "club" -- a restriction that significantly reduces its value. And comparisons with expensive adjacent properties which are residences is invalid.

I have no idea whether this is true, but the judge wrote it, and he's trying to deny Trump the ability to appeal it.
