FWIW what I am seeing where I live is that in the elite mall new tenants move in rapidly to replace tenants that leave but in the 7or 8 other strip malls that I go to many of the vacated stores remain empty for at least a year. One of the strip mall has remaining tenants consisting of a restaurant/bar a wallgreens , a kfc, a bank and another fast food place. all the other tenants have departed. other than the restaurant bar all the remaining businesses are in their own buildings. Based on this i am not interested in investing in any strip malls.
