The sad part? FEMA makes it so difficult to find and easily understand flood zone risks. IMO, it's a few decades late for an investigation on how sold out FEMA is to special interests. The best I've seen is actually on the USDA site. Most people see the "X" and figure they're safe. But, they are not. I've see FEMA OK a map with the main road in the steep subdivision as "X" when it's actually a major floodway. The owners have lost their private road 4 times in 10 years.
