I can download the pdf into Perplexity.AI and do some powerful analysis w/ the metrics they provide. Pg 30 you will find the specifics for Americold Realty Trust (COLD) . They do provide 2026 estimates for FFO growth as well as Price/FFO.

Perplexity built me a Think Or Swim import txt file so now I can create a watch list on that platform for all of these NAREITs stocks. I sort them by Price/FFO and also monitor ROL ( a measure of vol relative to the AVG daily vol) which provides an early 'alert' when there is large buying (most likely institutions and/or hedge funds).
In the context of REITs (Real Estate Investment Trusts), ROL (Rate of Occurrence) can be used as an alert for potential institutional or hedge fund accumulation when it measures the daily trading volume of a specific REIT relative to its average daily volume, where a ROL significantly greater than one (e.g., exceeding one or two standard deviations above the average) would signal an unusual surge in volume, suggesting a heightened interest and potential accumulation of shares by large players. Conversely, a ROL significantly less than one might indicate a lack of institutional interest or even distribution.
My goal is to build a basket of these REITs adding new names if/when their value proposition becomes attractive. I want to focus on companies w/ long term leases that include price esculations. I believe these may/could be good Stagflation holds if that s/d occur in the next 24 months.
