SF has its problems too but if you get into the neighborhoods well away from the Tenderloin and Union Square, it is mostly hard working folks who hate the crime and are fighting YIMBYs who want to make it even harder to park and drive in their neighborhoods. If you go to some of the nicer neighborhoods at $3M or so, approaching Menlo Park to Sunnyvale prices, then you can get homes with a bit of land and room usually to park an extra car or two outside.

I agree living close to UC and SF via BART is nice. I loved living about 1 mile from my engineering classes at UC in the Berkeley foothills about even with the stadium and close to a bus line to take me to BART to return to Daly City and visit my parents. Trouble is I didn't feel safe at some of the Oakland transfer points so I usually drove after my parents gave me the old family car to drive to my summer job at HP in Palo Alto or would only visit if they would drive me back at night on Sundays if I took public transportation to visit on a Friday after school.
