Doubled up my position on this medical REIT Global Medical REIT Inc (GMRE) 36.08 -1.87 (-4.93%). They did a 5:1 reverse split; got two buys today at $34 an $34.55. Good FCF and pays a 7.5% div. A reversion to the 5 year mean at $51 a +41% potential gain. They do own some excellent properties,

Mostly sales today;

Peeled off 5% WMB a long term hold. Most of my buy were in 3/2020 at an avg cost of $11.06. A 36% CAGR ! Still think this goes higher. No 9 position in the portfolio. A 5 year hold.

Peeled off 5% GLW at $80.29/share. A 23.4 year hold as I bought these 5/2002 after the dot.com crash at $5.05/share. CAGR is 12.55%

Peeled off 15% of POR; bought these in 6/2025 booked a 7% gain. dividend 4.75%

Peeled off 10% of D; bought these 3/2025 booked a 14% gain. dividend 4.46%

Started new position in Coterra Energy Inc (CTRA) a NG producer (w/ high margins), 11.5x PE yielding 3.77%.

Sold 60% of my Natural Gas ETF FT (FCG) booked a 7.7% from 5/1/2025 when I started this position. I think longer term CTRA has a much better upside.
