Sorry to hear about the unexpected house repair expenses. I also have a small tree on the side of my front yard, and its roots are causing a leak in a crawl space drain pipe. So far, the water is still getting out, some through the drain and some over the side walk. So, I'm not concerned yet. I wish I could just get the tree removed, but it would be complicated as it would require sidewalk work as well.

My neighbor had their upstairs bathroom water pipe burst, the damage was substantial and they have stay out for a few months (till Christmas) to get it all fixed. That got we shaken a bit as our houses are the same age (build in 1999) and have cpvc pipes which tend to deteriorate over time. I'm thinking about installing an auto shutoff valve as a stop gap measure till I figure out whether I should repipe the entire house or not.

Anyhow, I'm glad you maneuvered through all that house trouble and made it out stronger :)
