Yeah, the hidden debt is a huge warming sign. Back in the dotcom era I had friends working in an online retail startup that was going to be the next great thing, pulled in over $300M in VC funding and in the end they were running basically an online bookstore selling 5-10 books a day, i.e. not as good as a hole in the wall no-name used bookstore in a strip mall.
