Why does this make the ballroom seem, I dunno, scammy?

Like with his phone, watch and other merch, there are computer renderings, specs that aren't consistent and lots of gushing over how chic, stylish and inspiring they are. But nothing that gives confidence it is actually what it is claimed to be.
