VICI (REIT). I really liked this company when I first bought them (2021). Current yield: 6.1%, last 3 dividend increases 4%, 4.2%, 6.4%. At this point, I think that 6.4% is an outlier (which is why I don't like averages) and I would expect around 4% going forward.

Price is depressed lately ($29.65) at today's close. My CB is $28.75. Having owned for a while I know its pattern (since my ownership) seems to be range bound of lows $27's to highs $32s, with blips lower/higher than that.

They reported today but haven't had time to go thru it yet, but will. The selling point for me was their rent collection rates during COVID. Those casinos paid their rents, come heck or high water. They have ventured out from casinos I know, but it's been a while since I did a deep dive. I think it might be time to do that.

No real hurry for me because I like the Chowder number, but the price action since I have bought is a bit frustrating.

Anyone else own VICI and any thoughts? I am not thinking of selling here, just need to get under the covers with it again to see if I might want to add if it continues downward.
