Not a CPA but unfortunately I believe most of what you listed would be viewed as home maintenance, not improvements. Number 6 would be a possible exception depending on what improving landscaping meant. My understanding is that, for example, if you replaced a gravel driveway with a paved one it would likely be viewed as an improvement but replacing what's already there would not.
