I would agree with the critics except for the fact that we are in inflationary times. Because we are, anything that lowers the costs for home buyers, allows them to rapidly build equity, which leverages their financial prowess. In other words, paying down debt is less important than building inflation-induced equity as long as that effect remains above the compounded increase in the cost of living as compared to the cost of the debt service.

The caveat is, we may be on the doorstep of recession, in which case it would make sense to enter a 50-year mortgage later when home prices may be lower, along with interest rates. This assume the recession will be short and will be followed by a renewed inflationary cycle (one I expect to be historically significant).
