Portfolio FYI. Won't change much by year end. Still ultra conservative and value oriented.
CPT - sold in feb due to their 14% DC apts and DOGE. Stock down since then and recently bought back after Q3 reports that DC is very positive on rents / occupancy.
GD up in category due to stock appreciation, not additional buys.
ARE - large losses. sold.
Utilities -- see recent posting.
Cash looks stable at 16% 15%, but got as high as 23% of portfolio during the year. Many Treasuries maturing in 2026, but still have some nice 3 and 5 year notes.

REITs in green.

Utilities were 14% 12-31-24, now 18%.
Common (excl reit, utilty / incl ETF) was 24%, now only 17%.
Portfolio yield 4.2%.
