Good points, Steven.

Basically, the substance of a software company consists of two components: the existing product base and the brainpower of development dept.

We all see what's currently happening with the Borland's brainpower.

In the Borland's legacy I see only two products which are worth of some $:
Delphi and Interbase. Everything else is either non-existing garbage or has minor revenue potential. Delphi's current sales figures are brilliant, but what's Delphi's future in the shadow of Java? Interbase is another great product, but it doesn't have the muscle to compete against heavy-powers like Oracle. Borland (or the future buyer) should reposition Interbase to special niches like embedded systems and tailored multimedia apps.

Summing this all up, I think the price tag for buy-up will be under 10.
