Skeets, In a seller's market like the San Francisco or San Jose, you'll probably have to work with a seller's agent--that is if you want to view houses for sale while they are still on the market. I just bought a house in the seller's market of Boston, so I speak feelingly. I highly recommend the book _Home_Buying_for_Dummies. It lays out all the paperwork and processes and gives good tips.
