The problem is not size or footprint of the building--it is location. It is far enough away from Silicon Valley that you cannot apply Valley prices to it. If you cannot find a buyer at the value price, it is overvalued, and the question is how many potential buyers there would be for the building. Borland finds greater value in it because it was nice access to where most of the employees lived. Most other companies would not place that kind of value on it.
