Double E,
I am very informed about this company I believe but I am less informed about the housing construction market. Is housing construction one of those businesses which has a "lag time" before responding to interest rate changes? For example, if interest rates shoot up a couple points at some time in the future, wouldn't there be a period of 3 months or so before that change is translated into a significant decline in housing starts? If you have any information about this I would appreciate it.

It seems to me that one of the advantages Luxor has overall is that it is a quality enhancement product but it is also a COST SAVINGS product ( e.g. saves money in the amount of sawn lumber or I-joists needed for a given job). That being the case, wouldn't Luxor still be able to sell product even in housing start decline situations as builders scramble to maximize profit on the fewer number of units being built?
