I have several questions:

1. How many on this thread would refinance an existing 8% mortgage in order to replace it with a new 11 1/2% mortgage? (The percentages are approximate.)

2. How many on this thread would increase their mortgage from $75K to $275K just so that they put off making interest payments for 5 years?

3. How many on this thread would take out a bigger mortgage at a higher interest rate (on the same property) just so that they could extend the balloon principal repayment for an additional 7 years?

4. How many on this thread would swap a $75K loan for a $275K loan (at a higher interest rate) that, after paying the up-front discount points (and after paying-off the old loan), would leave them with only $85K (i.e., only an additional $10K).

AMZN just did all of the above. Does that not concern anyone?
