Bobby, the cycle last was flat to down from 1966 to 1982, according to Mr. IBD. !982 started the new 23 year cycle. Check it out on a chart going back way back when. Probably has something to do with births, marriages, divorces, etc. Its 23 years up, might be 16 years the other way. Doesn't mean we can't have a few wiggles along the way. BTW, the 18 2/3 year cycle in real estate is due to top out around the same time. Vitas
